Warsaw, Poland’s vibrant capital, is poised for a major urban transformation. In 2021, Okam Capital embarked on an ambitious project by acquiring a vast 62-hectare plot in Praga Północ, laying the foundation for the visionary FSO Park. This development aims to revolutionize urban living and community dynamics.

A Glimpse into FSO Park’s Blueprint

OKAM’s architectural vision is brought to life in collaboration with the renowned WXCA and SAWAWA studios.

The FSO Park is set to transform the former FSO factory site into an urban oasis. Spanning 700,000 m², the development will feature 440,000 m² of residential space, introducing around 12,000 new homes to Warsaw. But FSO Park goes beyond housing; it aims to generate approximately 13,000 job opportunities, significantly boosting local employment.

The development also includes educational institutions, business hubs, workspaces, and cultural areas. Central to the project is a 10-hectare green space, offering a sanctuary for residents alongside zones dedicated to sports and leisure.

FSO Park’s Staged Development

Due to its scale, FSO Park will be developed in phases. The first phase, beginning in 2025, will focus on creating residential spaces enriched by diverse commercial and service sectors over 11 hectares. A school designed for 650 students will also be established, along with the first section of the anticipated park. Emphasizing eco-consciousness, the construction will utilize green and energy-efficient materials, with this phase expected to be completed by 2033.

A significant aspect of the development is its commitment to green mobility. The district will be free of combustion vehicles, enhancing air quality and reducing noise pollution. This initiative aligns with the planned expansion of public transit in the area.
