2021 will be one of the most prolific years in terms of architectural projects deliveries with numerous skyscrapers, shopping, gastronomic and business projects opening.

Skyscrapers opening:

• Warsaw Unit

WARSAW UNIT (PREVIOUS NAME: SPINNAKER OFFICE TOWER) [202m] Located at Prosta 51/Pańska 112 next to the Spire tower will be an office skyscraper. Project name : Warsaw UNIT, formerly Spinnaker Location : Rondo Daszyńskiego 1. Function : multifunctional complex – Investor : Ghelamco Poland – Designer : PBPA project – Office Surface : 57 000 m² – Number of floors : 45 Construction start : April 2017 – Completion : 2021

• Skyliner

Located Ul. Prosta/Towarowa (Spire Tower Area), just next to the Warsaw HUB, SKYLINER (94 000 m2) will be a business office tower (47 157 m2), opened to everyone with commercial spaces (3433 m2) including shops, restaurants, cafés, fitness and show rooms of famous brands. By Karimpol Polska the building will have 45 levels, 21 Elevators with 2 SKYBARS at the TOP 165 m (+ 43 meters than the Marriott Hotel Skybar).

The opening in scheduled for Spring 2021.

• Generation Park

The last and highest building of the Generation Park office building complex 140 m (40 floors) will open in 2021. Generation Park Y built by Skanska and designed by JEMS office is located next to the Spire Tower at the intersection of Prosta and Towarowa in the Wola district.

In the lobby a 330 m2 green wall has been built and a green terrace is available at the 35th floor (127 m) with one of the best panorama on Warsaw, higher than the Palace of Culture and Science observation deck at the 30th floor (114 m). Honey will be produced at the top of the building with the installation of beehives. For more greenery a 3000 m2 park will be created in front of the complex. The underground car park will be smart with intelligent live system showing the availability of places and will be fully equipped with supply for electric cars and 187 places for bicycles.

• Warsaw HUB

The 130 m twin towers are connected by a bridge of glass. Office and commercial spaces will be available in the complex and the first tenants will move to Warsaw Hub next month, among them WeWork (4 floors), Meetdistrict (7000 m2), Getin Noble Bank, Standard Chartered’s global business services center, GrECoPolska (700 m2), Cushman & Wakefield (2500 m2), Elanco Animal Health (3700 m2), Atradius (1500 m2), GATX Rail Poland (1500 m2). But also a startup and corporation cooperation center, a Zdrofit fitness club, a 2000 m2 conference center, and, already open at the level -1 connected by the Metro 2 a shopping arcade with Biedronka (open), Rossmann (open), Bars and restaurants (L-1 McDonald’s/McCafé – 400m2) (open) – Coffee shops…

The smaller tower (86 m) will be an hotel complex Crowne Plaza with 212 rooms & Holiday Inn Express with 218 rooms. Cherry on the cake, the first skybar of Rondo Daszyńskiego will open at the top of the tower.

Skyscrapers completion:

• Varso Tower

The Varso Tower is expected to open in 2022. Located near the main station, this building will be dedicated for offices but also open for the public with trading areas with restaurants, boutiques and cafés. But, the tower will also be one of the most important city attractions for the tourists, on top you will find a restaurant, bar and a panoramic platform at 230 m. Basically, Varso Tower will be a City within the City. The tower is part of a complex of 3 buildings the highest of 310 meters, and two lower buildings of 90 and 81 meters called Varso 1 and 2. By HB Reavis Poland

Varso 1 and 2 the two lowest buildings are now open. The CIC “Cambridge Innovation Center”, located in VARSO 2, the lowest building of the complex, the startup Campus (14 000 m2) is focused on attracting talents in the new technologies. The center will help young but also developing Polish companies to develop their market and optimize their potential and competence. Varso Tower timeline… 2020 – 2021 – 2022

A passage through the entire VARSO Place complex will be gradually opened throughout the year. Called the VARSO GALLERY you will find restaurants, bars and many services including Nutrimind Group, Menya Musashi, Karmello, Salad Story, Vincent, Wrap Me, table and Ox and Quattro Formaggi but also a beauty salon Nail Spa, travel agency Sun Way Travel and currency.

END 2021 – End of the construction

2022 – OPENING OF THE VARSO TOWER – The first companies will start to work in the VARSO TOWER, a SKYTOP RESTAURANT & BAR will start to serve on the top floors (the highest restaurant and bar of the city) and the first people will start to observe Warsaw from the observation deck at 230 m at the VISTA TERRACE.

Complex:

• Fabrika Norblina

At the second quarter of 2021 will open a major project called Fabryka Norblina. Started in 2008 after years of works, the construction started in December 2017. Located close to the center city in the Wola district (51/53 Żelazna Street), the complex is being built on the former Norblin factory site. With a total of 64000 m2, 40 000m2 will be dedicated to office spaces (+3 to +8) and 24 000 m2 to commercial and service premises with dozens of restaurants, 70 shops, a BioBazar, a cultural zone, a theater and a studio cinema (floors -1, 0, +1 and +2) in the “Norblin Street”. The Museum of the Old Norblin Factory (Metal Industry Factory) will be part of the complex and one of the main attractions. The PRC Architekci studio is responsible for the architecture. The total costs of the project are estimated at PLN 500 million. Allegro, the N°1 shopping website in Poland with 20 million users every month will occupy 16 000 m2 of the future Fabryka Norblina. With 2000 employees and 640 in Warsaw, in need of space and after months of negotiation the company will move in July 2021 to the Fabrika Norblina B building from the Q22 skyscrapers located at 500 m, at Rondo ONZ.

• Browary WARSZAWSKIE

Browary Warszawskie (former beer factory – XIXth Century) by Echo Investment and designed by JEMS Architekci is another major (1/2 billion PLN) residential, office, and entertainment investment in Warsaw (100 000 m 2 and 4,5 ha). After Koneser, Hala Koszyki, Elektrownia Powiśle or Fabryka Norblina. The complex will consists of six new residential buildings, four office buildings, and three restored historic buildings. The opening of Browary Warszawskie is expected for the end of the year.

30 restaurants, bars, cafés (16 000 m2) are expected, two major restaurants investments are already known.

One by Robert Lewandowski is a preserved nineteenth-century brewhouse building that will be converted into a restaurant. In 1300 m2, will be created a modern sophisticated 4 stars restaurant. The lower level will be dedicated to sport with personal elements from Lewandowski and the highest will be more formal. The opening is expected for October of this year.

Another one owned by The Kumpel Group (Ukraine) and called the Kumpel restaurant (Grilled & Pizza), they will make their own beer, 30 tons are expected, and the client will be able to watch how the drink is made.

In the basement of the complex, you will find a food hall similar to what you can see at Hala Koszyki with cuisines from all over the world: host sushi, steaks, French cuisine and many others…

The construction of IMPLANT by “Nowa Epoka Handlu” started in March 2020, the opening is scheduled for 2021. Located at Chmielna 75 on the site of a former Postal Station, this unusual construction of 10 000 m2 usable space (5600m2 for professionals and 4000 m2 of common spaces) will be made of 270 containers and 5 floors. The complex will be divided into 3 zones gastronomy with restaurants, cafés and bars, service and commercial (with small boutiques of Polish designers) and also office and with a dedicated to workshops, concerts or exhibitions.

The site will try to respect the environment with several technics and technologies:

• Titanium paint – The facade of the panels surrounding the building will be covered with titanium paint(technology helping to neutralize smog in urban areas).
• Vertical gardens – Aesthetic but also environment friendly, installed on the roof, the vertical garden will also help to catch the smog.
• Photovoltaic roof will allow the site to use the sun as an energy
• Green parking – Each ticket will be changed for a tree seedling and plant in a specially prepared place.
• Air pumps will be powered by the photovoltaic roof
• Reservoir – The complex will be equipped with reservoircatching the water of the rain to supply the plants of the site
• Electric scooters and electric cars will be available with quick charging stations
• Aquaponics – fish will fertilize plants and plants will purify water for the fish.

The design of the project is made by Jakub Szczęsny, he created the smallest house in the world, that you can visit in Warsaw, Żelazna 74.

3 NEW METRO STATIONS

Zacisze, Kondratowicza and Bródno will be the 3 next Metro II stations on the right side of the Vistula.

1. Zacisze next to Figara Street, near the intersection with Codzienną Street.
2. Kondratowicza at the intersection of Malborska and Kondratowicza Streets
3. Bródno at the intersection of Kondratowicza and Rembielińska streets

The construction is underway and the opening of this new stations is expected for September 2021.
